april INSTAGRAM REELS

New to Instagram reels? They’re an amazing way to boost your visibility in the Instagram algorithm (especially to local buyers & sellers), as well as provide value to potential clients and showcase your knowledge!

Below, you’ll find instructions, examples and a caption for your Reel. We do not provide an actual template for the Reel because Instagram prefers that you add text and audio directly in their app, rather than upload a completely done-for-you video. Following this “Instagram’s best practices” rule ensures that your Reel gets as much reach and as many views as possible.

There are 10 Reels below so you can post twice per week, but feel free to get creative and do more! Please be sure to change all [CITY] placeholders to your actual city name. And make sure to get permission to share any listings that aren’t your own!

Learn more about how to post reels here.

Note: Please always get permission from the listing agent (if that’s not you!) before filming in any homes.

This Beauty Just Hit the Market in City

Strategy + Why It Works:
  • New listing content naturally grabs attention because people love seeing what just became available
  • It helps position you as the go-to agent for staying on top of the local market
  • Quick, eye-catching clips create curiosity and can lead to more shares, saves, and messages
  • It gives potential buyers an easy, low-pressure way to start engaging with you
  • It’s also a great way to stay visible with your audience, even if they’re not ready to move right now

How to Film & Create This Reel:

While You’re at the Property

1️⃣ Choose a trending audio Pick an upbeat, current audio that fits the vibe of the home. You want something that feels polished, elevated, or fun depending on the style of the property.

2️⃣ Film 5–10 clips, then swap out the template videos for your own. Here are some ideas:

  • Exterior shot of the front of the home
  • Walk-up to the front door
  • A wide shot of the living room
  • Kitchen details like the island, backsplash, or lighting
  • Natural light pouring into a main space
  • The primary bedroom
  • A bathroom feature shot
  • Backyard, patio, or outdoor entertaining space
  • Any standout details like a fireplace, built-ins, arches, or design features
  • A final shot that feels especially impressive or eye-catching

💡 Pro tip: Film each clip in the same orientation (vertical/9:16) so everything fits the template perfectly.

Back at Your Desk (or Phone!)

3️⃣ Build your Reel in Canva Open your Restate Social template and follow these steps:

  • Upload your clips — Tap the uploads section and add the videos you just filmed
  • Drop each clip onto its corresponding slide — The template already has the right timing and layout built in; just swap in your footage
  • Customize the text overlays — Each slide has editable text placeholders. Replace them with your actual listing details:
    • This beauty just hit the market in [City]
    • [#] beds | [#] baths
    • [Neighborhood or area]
    • One of my favorite features…
    • Wait until you see this kitchen
    • Such a dreamy backyard
    • Message me for the details
  • Swap in your brand colors and fonts — If you’ve saved your brand kit in Canva, apply it now so the Reel feels on-brand
  • Add your chosen audio — Either add it inside Canva or plan to add it when you upload to Instagram (both work!)
  • Download your finished Reel — Export as an MP4 at the highest quality available

4️⃣ Customize your caption
(see below)

5️⃣ Post and share Post your Reel to Instagram, then share it to your Stories as well. Add a sticker like “Message me for details” or “Want the link?” to encourage engagement. You can also reshare it later in the week to keep the listing in front of more people.

How to Price Your Home in a Shifting Market

Strategy + Why It Works:
  • Seller education content builds trust and positions you as the expert
  • It speaks directly to a common pain point many homeowners have right now
  • It helps potential sellers understand why pricing strategy matters more than ever
  • It can lead to more messages from homeowners wondering what their home could realistically sell for
  • It keeps your content relevant, useful, and tied to what’s happening in the local market

How to Film & Create This Reel:

1️⃣ Choose a trending audio
Pick a trending audio that feels polished, current, and easy to talk over or layer text onto. This Reel should feel informative but still scroll-stopping.

2️⃣ Film 5-10 clips. Here are some ideas:

  • Sitting at your desk working on listing comps
  • Looking at market data on your laptop
  • Walking through a neighborhood
  • Talking to camera
  • Reviewing papers or pricing notes
  • Typing on your phone or laptop
  • A “for sale” sign in a yard
  • Exterior shots of homes in the area
  • You pointing at text on screen
  • A simple clip of you walking and talking

3️⃣ Add text overlays
Use short text overlays that make the advice easy to follow. Here are some ideas:

  • How to price your home in a shifting market
  • What worked 6 months ago may not work now
  • Buyers are comparing everything
  • Overpricing can cause your home to sit
  • The right price creates momentum
  • Pricing is a strategy, not a guess
  • Want to know what your home could sell for?

4️⃣ Customize your caption (see below).

5️⃣ Post and share
Post your Reel, then share it to Stories with an added prompt like “Thinking about selling?” or “Want to know what your home might be worth?” This gives potential sellers an easy reason to reach out and start the conversation.

Caption:

When the market starts shifting, pricing your home correctly becomes even more important. The goal isn’t just to put a number on your home — it’s to price it in a way that attracts attention, brings in serious buyers, and helps you sell without sitting on the market too long.

A lot of sellers want to aim high “just to see,” but in a changing market, overpricing can actually hurt you. The longer a home sits, the more buyers start to wonder what’s wrong with it.

The best strategy is to look at what’s happening right now in your local market — not just what homes were selling for a few months ago. Recent comparable sales, current competition, buyer demand, and how quickly homes are moving all matter.

If you’re thinking about selling, I’d be happy to help you figure out a price strategy that makes sense for today’s market.

A lot of first-time sellers assume selling a home is pretty straightforward… until they’re in it.

The truth is, there’s a lot that can affect how fast your home sells, how much interest it gets, and how smooth the process feels overall. Things like pricing, prep, timing, negotiations, and having the right plan all matter more than most people realize.

If you’re getting ready to sell your first home, knowing these things ahead of time can save you a lot of stress — and probably help you make better decisions along the way.

Thinking about selling? Let’s talk about how to make sure you go into it feeling prepared.

Sometimes it’s not one big dramatic reason — it’s just little things that start adding up.

Maybe your home feels a little too tight lately. Maybe you’ve outgrown the layout, there’s never enough storage, or you keep catching yourself scrolling listings “just to look.” Maybe your current home worked for one season of life, but now it doesn’t fit quite the same.

A lot of the time, the first signs are subtle. You start wishing for a different neighborhood, more space, less upkeep, a home office, a bigger yard, or a setup that just makes everyday life easier.

If you’ve been feeling like your home doesn’t quite fit anymore, it might be worth paying attention to that. Sometimes that little feeling is the first sign it’s time for a change. ✨

Caption:

When buyers look at a home, the list price is usually the first thing they notice — but it’s definitely not the only thing that matters.

1️⃣ Monthly payment
What a home costs each month can matter a whole lot more than the sticker price.

2️⃣ Location
You can change a lot about a home, but you can’t change where it is.

3️⃣ Condition of the home
A lower price doesn’t always mean a better deal if the home needs a lot of work right away.

4️⃣ Resale potential
It’s important to think about how the home may perform for you later, not just how it feels today.

The right home isn’t always the cheapest one — it’s the one that fits your budget, lifestyle, and long-term goals the best. ✨
