APRIL VIDEOS

Authority Content

Start here! Before you do your monthly video please make 3 Authority Content videos (if you’ve already done this, move on to the next section!)

Here’s the Strategy:

Create 3 base videos for your Youtube channel (and you can repurpose them for Instagram, Facebook or wherever you want them!). This will serve as a foundation for your real estate brand and it gives interested leads a way to consume more of your content, get to know you and your knowledge even further, and helps move them from a completely cold lead (total stranger) to a red hot lead (a new client!).

People want to work with those they know, like, and trust, and video content is one of the very best ways to do that. They get to see your smiling face, get to know you and how you operate, and get to know the area with the help of your expertise! These videos when posted to Youtube have the potential to show up in Google searches, enhancing your local reach and enabling you to get in front of more potential buyers & sellers.

So before you start filming the monthly video below, please film 3 Authority Content videos. Here are a few ideas:

  • What [$] Gets You in [City]
  • Home tours in [City]
  • New construction tour in [city]
  • Neighborhood tours/guide in [city]
  • Everything I do for a new listing in [City]
  • Come do an open house with me in [City]
  • 5 Best things about living in [City]
  • 10 Common Questions i always get asked as a [City] Real estate agent

Sensing a theme? We want to position you as THE authority in your city. So having local-focused real estate content for your 3 Authority Content videos is key to building your name recognition, as well as trustworthiness and credibility for new leads.

Note: If you’ve already completed this step and have your 3 Authority Content videos posted, move on to the next step (filming & publishing your monthly Brand Builder video below).

I Went to 5 Open Houses in [City] This Weekend — Here's What I Noticed

Attend a handful of open houses and film a recap (exterior shots only if needed for privacy) sharing your observations as an agent — what was priced well, what was overpriced, what was staged beautifully, what missed the mark. This is one of the most watchable formats in real estate YouTube because it’s educational, opinionated, and real.

Title:

I Went to 5 Open Houses in [City] This Weekend — Here’s What I Noticed

Description:

I went to 5 open houses this weekend and here’s what I noticed as a real estate agent. In this real estate market update, I’m sharing my honest observations on home pricing, staging, presentation, buyer appeal, and what helps a house stand out versus what makes it feel overpriced or underwhelming.

If you’re a home seller, this video will help you understand what today’s buyers notice when they walk through a property. If you’re a home buyer, this gives you insider insight into how agents evaluate homes, pricing strategy, and what makes a listing feel worth it.

In this video, I cover:

  • Open house observations from this weekend
  • What homes are getting right
  • What feels overpriced in today’s market
  • Home staging tips that make a difference
  • Real estate advice for buyers and sellers
  • What stands out in a competitive housing market

Whether you’re buying a house, selling your home, or just keeping up with the local real estate market, this video will give you a behind-the-scenes look at what’s really happening at open houses right now.

Looking to buy or sell in [Your City]? Reach out and let’s talk about your goals and the best strategy for this market.

Note: Quick Note:
Before filming, be sure to get permission to film any properties you’re showing, respect privacy, follow brokerage and MLS guidelines, and avoid capturing sellers’ personal belongings, security features, or any people in the home without permission. Share your observations as general market insight only, not as legal, financial, or property valuation advice.

Instructions:

1️⃣ Pick 4–5 open houses to visit
Choose a mix of homes if possible. Try to visit homes in a similar price range or area so your commentary feels more cohesive. You can also mix in a few very different properties if you want to compare what buyers get at different price points.

2️⃣ Decide what you’ll be paying attention to before you go
Go in with a few categories in mind so your recap has structure. For example:

  • Pricing
  • Staging
  • Curb appeal
  • Layout
  • Updates/finishes
  • What would stand out to buyers
  • What may hurt the home’s appeal

Take quick notes in your phone after each house so you don’t forget your impressions.

3️⃣ Get simple exterior footage at each stop
Film short clips of the outside of each home, the front yard, the street, the sign, or yourself in the car before or after walking in. If you do not want to film the property much, even a quick clip of the address sign area or neighborhood entrance works. Keep each clip short — around 3–6 seconds is plenty.

4️⃣ Film quick thoughts right after each open house
The best time to capture your thoughts is immediately after you walk out. Sit in your car or stand outside and record a few quick reactions while it’s fresh. You do not need a perfect monologue — just a few strong observations from each house.

5️⃣ Start the video with a strong hook
Open with a line that makes people want to keep watching. Tell them exactly what you did and why it matters. Example: “I went to 5 open houses this weekend, and honestly, I noticed a few things sellers really need to hear right now.”

6️⃣ Organize your recap by house or by theme
You can structure the video one of two ways:

  • House-by-house: “House 1, here’s what stood out…”
  • Theme-based: “Here’s what I kept seeing over and over…”

House-by-house is usually easiest and feels more natural for this topic.

7️⃣ Keep your commentary honest but professional
Be opinionated enough to be interesting, but avoid sounding harsh. Instead of saying a house was bad, explain what could have made it stronger. The goal is to sound insightful, not negative.

8️⃣ Add simple text on screen while editing
Use quick labels like:

  • Priced Well
  • Overpriced
  • Best Staging
  • Missed the Mark
  • Buyer Turnoff
  • Smart Update

This makes the video easier to follow and helps your audience remember your key points.

9️⃣ End with a takeaway for buyers and sellers
Wrap it up by explaining why this matters. For example, talk about what sellers can learn from these homes or what buyers should pay attention to when touring properties.

🔟 Include a call to action
At the end, invite viewers to reach out. You can say something like, “If you’re thinking about buying or selling and want to talk strategy for your price point and area, send me a message.”

Opening Hook:
“I went to 5 open houses this weekend, and let me tell you… I noticed some patterns. As an agent, this is one of my favorite ways to keep a pulse on the market because you can learn a lot just by seeing how homes are being priced, presented, and positioned in real time.”

Intro:
“If you’re a seller, this gives you a real look at what helps a home stand out and what can cause buyers to lose interest. And if you’re a buyer, it shows you what’s happening behind the scenes when you walk into a home and instantly feel like something is working… or not. So here’s what I noticed.”

House 1:
“The first open house I visited was listed at [price range], and my immediate thought was that it was [priced well / a little ambitious / competitive for the area]. The home itself had [mention a positive detail], which helped it show really well. But one thing that stood out to me was [mention what missed the mark]. That’s the kind of detail buyers absolutely notice.”

House 2:
“The second one was interesting because the staging was really strong. It felt [warm / elevated / move-in ready / inviting], and that makes a huge difference because buyers are not just buying square footage — they’re buying the feeling of the home. But pricing-wise, I think this one may have been pushing it a bit for what it offered.”

House 3:
“House number three had a lot of potential, but it felt like a missed opportunity. Maybe it had a great layout or a good location, but the presentation didn’t really support the price. This is such a good reminder that even a solid home can fall flat if it doesn’t show well.”

House 4:
“One thing I noticed at this house was how much small details mattered. Things like lighting, furniture placement, cleanliness, and even how the entry felt really changed the experience. Buyers pick up on these things fast, even when they don’t realize they’re doing it.”

House 5:
“By the fifth house, I started noticing the same pattern over and over: the homes that felt thoughtfully prepared stood out immediately, and the ones that were overpriced or underwhelming were much easier to spot. That’s why strategy matters so much right now.”

Wrap-Up:
“My biggest takeaway from this weekend? Pricing and presentation still matter so much. The homes that feel aligned with the market and show well are the ones that make the strongest impression. If you’re thinking about selling, this is exactly why having the right strategy from the start matters.”

Call to Action:
“If you’re curious about how your home would compare in this market, or you’re starting to think about buying or selling, send me a message. I’d love to help you put a smart game plan together.”
