AUGUST Ads Strategy
Customize and download the ads below as a PNG file. For help setting up your ads account and running your first ad check out this help guide.
Run one of the ads or both; incorporate some of the promotional ideas or all of them! The choice is yours. It will depend on your budget and how much effort you’d like to put into ads. Some months, you may want to do more than others. You may also want to change the suggested dates or campaign durations. This will be up to your discretion. Additionally, once you find an ad that is getting you results, you may want to continue to run that until your results diminish.
Note: Please follow all rules and regulations regarding advertising your services, specific listings, and all other real estate activities, on Facebook and online in your state. We cannot provide compliance information as every state is different. Check with your local Realtor association or real estate governance board for information on what is allowed and what is not.

Neighborhood Favorites Series
Create a weekly post highlighting your favorite local coffee shop, park, restaurant, or hidden gem. Tag the business and encourage followers to share their own recommendations. It’s an easy way to stay visible while supporting your community.
Homeowner Q&A Week
Invite your audience to submit their real estate questions through Instagram Stories, Facebook, or email. Answer one question each day with a short video or post. It’s simple content that builds credibility and trust.
End-of-Summer Equity Check
Offer complimentary home value updates for homeowners who are curious how their equity has changed this year. Position it as an informational resource, not a sales pitch.
Fall Move Planning Consultations
Many homeowners who want to move before the holidays start planning in late summer. Invite buyers and sellers to schedule a no-pressure planning session to discuss timelines, market conditions, and next steps.
Reconnect with Your Sphere
Reach out to five past clients or referral partners each week with a simple text, phone call, or handwritten note. No sales pitch. Just check in, see how they’re doing, and remind them you’re always available as a resource.
