December INSTAGRAM REELS

New to Instagram reels? They’re an amazing way to boost your visibility in the Instagram algorithm (especially to local buyers & sellers), as well as provide value to potential clients and showcase your knowledge!

Below, you’ll find instructions, examples and a caption for your Reel. We do not provide an actual template for the Reel because Instagram prefers that you add text and audio directly in their app, rather than upload a completely done-for-you video. Following this “Instagram’s best practices” rule ensures that your Reel gets as much reach and as many views as possible.

There are 10 Reels below so you can post twice per week, but feel free to get creative and do more! Please be sure to change all [CITY] placeholders to your actual city name. And make sure to get permission to share any listings that aren’t your own!

Learn more about how to post reels here.

Note: Please always get permission from the listing agent (if that’s not you!) before filming in any homes.

4 Things I’d Fix Before Listing in January

Strategy + Why It Works:
  • Shows your home at its best: Winter is darker — these fixes help your home look cleaner, brighter, and more inviting in photos.
  • Removes easy buyer objections: When the small stuff is handled, buyers feel more confident (and they stop mentally discounting your price).
  • Helps you stand out: January sellers have less competition. A polished home grabs attention fast.
  •

  • Super saveable + shareable: People LOVE coffee recs, especially seasonal ones.

If your personality this season is basically “peppermint mocha,” same. So I rounded up a few local spots serving the very best holiday sips in [City]:

1️⃣ [Local Café #1]
Rich espresso, creamy texture, and just the right amount of mint. It’s the one that ruins all other mochas for you.

2️⃣ [Local Café #2]
Their holiday cup alone is worth the trip, but the peppermint mocha? Perfection.

3️⃣ [Local Café #3]
A cozier vibe, extra whipped cream, and perfect for catching up with friends or warming up after errands.

4️⃣ [Local Café #4]
If you like yours a little less sweet, this is the spot. Balanced, smooth, and dangerously easy to drink.

5️⃣ [Local Café #5]
Festive, Instagrammable, and the cup you’ll think about until next December.

If you try one, tag me — I want to know your favorite! And if you’re out exploring coffee shops, I can also help you explore homes near your favorite spots. 😉🏡

Holiday Open Houses

Strategy + Why It Works:
  • Spotlights your current listings: Gives extra visibility to homes you’re trying to move before/around the new year.
  • Creates FOMO + urgency: “Holiday open house” feels limited-time and special, not like a regular Sunday showing.
  • Shows the lifestyle: Coziness, décor, and neighborhood vibes help buyers picture themselves living there.
  • Easy to reuse: Update dates/addresses and reuse the idea every holiday season.

How to Film & Create This Reel:

1️⃣ Choose a Trending Audio

  • Scroll Reels and pick a sound with the up arrow (trending).
  • Choose something soft, cozy, or festive (holiday acoustic / mellow pop).
  • You can stay text-only if you don’t want to talk on camera.

2️⃣ Film 5–10 Short Clips (2–3 seconds each)

Clip ideas from one or multiple open house listings:

  • Front of the home with a “Open House” sign
  • Walking up the front steps or opening the door
  • Cozy living room with tree/garland/lights
  • Fireplace shot, styled mantle, or holiday pillows/throws
  • Dining table lightly set or staged for guests
  • Kitchen detail: island, coffee station, cookies, etc.
  • Neighborhood street with lights or festive décor
  • You welcoming people in or waving at the door

Tip: Film vertical, keep everything bright, and avoid showing personal/overly specific homeowner items.

3️⃣ Add Text Overlays

Suggested slides:

  • “Holiday Open Houses in [CITY] 🎄🏡”
  • “Tour these cozy homes this December”
  • “Perfect if you want to move in early 2026”
  • “Serious buyers, flexible timing, festive vibes”
  • “DM me ‘HOLIDAY’ for open house dates + details”

Match each line with the best corresponding clip (exterior, interior, you, etc.).

4️⃣ Write Your Caption (see suggested caption below)

5️⃣ Post & Share

  • Post to Reels + Feed.
  • Share to Stories with a “Remind Me” or countdown sticker for your next open house.

Is a New Home On Your Christmas List?

Strategy + Why It Works:
  • Creates urgency (without being pushy): Reminds buyers that waiting until “after the holidays” can mean more competition and fewer options.
  • Positions winter as an opportunity: You’re reframing December/early January as a smart time to shop, not a dead zone.
  • Warms up early 2026 buyers: Great for people who are “thinking about it” and need a little nudge to start prepping now.
  • Feel-good seasonal angle: Ties into holiday energy and resolutions while still being practical and helpful.

How to Film & Create This Reel:

1️⃣ Choose a Trending Audio

  • Scroll Reels and look for an audio with the up arrow (trending).
  • Pick something cozy or festive (holiday, soft pop, or calm upbeat).
  • You can either talk on top of it or keep it as background with text-only.

2️⃣ Film 5–10 Short Clips (2–3 seconds each)

Mix in simple, cozy clips like:

  • You holding a mug in front of a tree or holiday décor
  • Exterior shot of a cute house with lights or wreath
  • Walking up to a front door with a “For Sale” sign nearby
  • Flipping through listings on your phone or laptop
  • Cozy living room shot with pillows/blanket and soft lighting
  • You looking at the camera and smiling / nodding / pointing to text
  • Optional: a “sold” sign or keys shot for the ending

Tip: Film vertical, keep colors warm and lighting soft for that holiday feel.

3️⃣ Add Text Overlays

Suggested text slides:

  • “Is a New Home On Your Christmas List? 🎄🏡”
  • “Don’t wait until ‘after the holidays’…”
  • “Winter buyers are serious & motivated”
  • “Less competition now than in spring”
  • “You could start the new year in a new home”
  • “DM me ‘CHRISTMAS HOME’ to get started”

Keep each line on screen long enough to read; pair them with the most fitting clip (listings, house exterior, you, etc.).

4️⃣ Write Your Caption (see suggested caption below)

5️⃣ Post & Share

  • Post to Reels + Feed.
  • Share to Stories with a question sticker:
“Is a new home on your 2026 wish list?” (Yes / Maybe)
  • Save to a Holiday or Buyer Tips highlight so people can re-watch as they start planning.

Caption:

🎄🏡 If you’ve been secretly (or not-so-secretly) wishing for a new home this Christmas, here’s your sign to not wait until January. Seriously.

Winter buyers are some of the most motivated of the whole year, and the market is quieter — which means less competition and more room for you to actually get the home you want. Sellers listing right now are usually ready to make a move, and that can open the door to smoother negotiations and better opportunities.

Plus, getting a head start now means you roll into the new year already settled instead of starting the whole search process from scratch!

So if a new address is on your Christmas list, let’s take a look at what’s out there now — you might be surprised at the gems hiding under all the holiday sparkle. Send me a DM and I’ll send you a few great options! 🎁✨

❄️💡Winter bills don’t have to be scary — a few simple tweaks can keep your home warm and save you money. Here are three easy energy-saving tips you can use all season:

1️⃣ Seal up the drafts
Check around windows and doors for chilly air sneaking in. A little weatherstripping or caulk can make a big difference in keeping the heat inside.

2️⃣ Adjust your thermostat
Lower it a few degrees when you’re sleeping or away from home. A smart thermostat does this automatically and keeps things comfortable without wasting energy.

3️⃣ Use curtains to your advantage
Open them during sunny hours to let in natural warmth, then close them at night to help insulate the room.

Small changes, big savings! Looking for a more efficient home next year? Send me a message!
