FEBRUARY VIDEOS

Authority Content

Start here! Before you do your monthly video please make 3 Authority Content videos (if you’ve already done this, move on to the next section!)

Here’s the Strategy:

Create 3 base videos for your Youtube channel (and you can repurpose them for Instagram, Facebook or wherever you want them!). This will serve as a foundation for your real estate brand and it gives interested leads a way to consume more of your content, get to know you and your knowledge even further, and helps move them from a completely cold lead (total stranger) to a red hot lead (a new client!).

People want to work with those they know, like, and trust, and video content is one of the very best ways to do that. They get to see your smiling face, get to know you and how you operate, and get to know the area with the help of your expertise! These videos when posted to Youtube have the potential to show up in Google searches, enhancing your local reach and enabling you to get in front of more potential buyers & sellers.

So before you start filming the monthly video below, please film 3 Authority Content videos. Here are a few ideas:

  • What [$] Gets You in [City]
  • Home tours in [City]
  • New construction tour in [city]
  • Neighborhood tours/guide in [city]
  • Everything I do for a new listing in [City]
  • Come do an open house with me in [City]
  • 5 Best things about living in [City]
  • 10 Common Questions i always get asked as a [City] Real estate agent

Sensing a theme? We want to position you as THE authority in your city. So having local-focused real estate content for your 3 Authority Content videos is key to building your name recognition, as well as trustworthiness and credibility for new leads.

Note: If you’ve already completed this step and have your 3 Authority Content videos posted, move on to the next step (filming & publishing your monthly Brand Builder video below).

Instructions:

1️⃣ Pick your filming spot + angle (2 minutes).
Stand in a bright spot (near a window) with a neutral background. Film vertically if you’ll repurpose for Reels too, or horizontal if you only care about YouTube.

2️⃣ Write your 5 “scare-offs” as quick bullets (5 minutes).
Keep each one to: problem → why it turns buyers off → quick fix.

3️⃣ Hook first (record 2 takes).
Your hook should call out what buyers are feeling and promise solutions in under 10 seconds.

4️⃣ Film the main list in one take (8–12 minutes).
Talk like you’re texting a friend. Keep your pace up. If you mess up, pause and restart the sentence—don’t stop recording.

5️⃣ Add one local detail for credibility (optional, 30 seconds).
Example: “In [City], I see this a lot in [housing style/neighborhood type]…” Keep it general and fair.

6️⃣ Record a CTA (call to action) at the end (30 seconds).
Invite engagement: comment a question, ask for a showing checklist, or book a consult.

7️⃣ Capture quick b-roll (3 minutes).
Film 3–5 short clips you can overlay while you talk (doorway, light switch, cluttered counter, blinds, etc.). Even staged b-roll in your own home works.

8️⃣ Edit fast (20–30 minutes).
Use CapCut, iMovie, or Premiere Rush. Trim pauses, add simple text labels for each tip, and drop b-roll over the relevant sections.

9️⃣ Title + thumbnail (10 minutes).
Use a clear, keyword-friendly title and bold thumbnail text like: “DON’T DO THIS” or “Showing Turn-Offs.”

🔟 Upload + optimize (5 minutes).
Add your description (below), include your city/areas served, and pin a comment with your CTA link.

INTRO / HOOK (0:00–0:15)
“Quick question—have you ever walked into a showing and instantly thought… ‘Nope’? Buyers make decisions fast, and sometimes it’s not the price—it’s the little stuff that gives them the ick. Today I’m sharing five things that scare [City] home buyers off during showings, and exactly how to fix them so your home shows better and sells faster.”

QUICK CREDIBILITY (0:15–0:25)
“I’m [Name], a real estate agent here in [City/Area], and I’m in and out of homes every week. These are the most common deal-killers I see—plus easy fixes you can do this weekend.”

1) Bad smells (pets, smoke, cooking, mustiness)

“Number one: smells. Buyers can ignore ugly paint… but they won’t forget a smell. If it smells like pets, smoke, or old food, they start wondering what else is ‘hidden.’
Fix: deep clean soft surfaces, open windows, swap HVAC filters, and keep scents light—think fresh, not ‘candle aisle.’”

2) Dark rooms / harsh lighting

“Number two: dark rooms. Dark makes a home feel smaller and… honestly, kind of sad. Buyers want bright and airy.
Fix: open blinds, turn on every light, use daylight bulbs, and add a lamp where needed.”

3) Clutter + too much personal stuff

“Number three: clutter. When counters are full and closets are packed, buyers don’t see the house—they see a to-do list and zero storage.
Fix: clear counters, minimize décor, and aim for ‘model home-lite.’ If you don’t know where to start, pick one ‘drop zone’ per room and clear it.”

4) Deferred maintenance (the little things)

“Number four: the little broken things—loose handles, squeaky doors, chipped paint, dripping faucets. Buyers notice, and they start mentally stacking repair costs.
Fix: do a quick ‘walkthrough like a buyer’ and make a punch list. Ten small fixes can totally change the vibe.”

5) Poor first impression (entry + curb appeal)

“Number five: the first 30 seconds. If the entry is messy or the exterior looks neglected, buyers start the showing on the wrong foot.
Fix: sweep the porch, fresh doormat, tidy landscaping, wipe the front door, and make the entry feel open and welcoming.”

WRAP UP / Call to Action (end)

“If you’re a seller and you want my showing-ready checklist for [City], comment ‘CHECKLIST’ and I’ll send it to you. And if you’re thinking about selling soon, I’m happy to walk through your home and give you a quick, no-pressure game plan on what’s worth fixing—and what’s not. I’m [Name], I serve [areas], and I’ll see you in the next one.”
