JANUARY VIDEOS
Authority Content
Start here! Before you do your monthly video please make 3 Authority Content videos (if you’ve already done this, move on to the next section!)
Here’s the Strategy:
Create 3 base videos for your Youtube channel (and you can repurpose them for Instagram, Facebook or wherever you want them!). This will serve as a foundation for your real estate brand and it gives interested leads a way to consume more of your content, get to know you and your knowledge even further, and helps move them from a completely cold lead (total stranger) to a red hot lead (a new client!).
People want to work with those they know, like, and trust, and video content is one of the very best ways to do that. They get to see your smiling face, get to know you and how you operate, and get to know the area with the help of your expertise! These videos when posted to Youtube have the potential to show up in Google searches, enhancing your local reach and enabling you to get in front of more potential buyers & sellers.
So before you start filming the monthly video below, please film 3 Authority Content videos. Here are a few ideas:
- What [$] Gets You in [City]
- Home tours in [City]
- New construction tour in [city]
- Neighborhood tours/guide in [city]
- Everything I do for a new listing in [City]
- Come do an open house with me in [City]
- 5 Best things about living in [City]
- 10 Common Questions i always get asked as a [City] Real estate agent
Sensing a theme? We want to position you as THE authority in your city. So having local-focused real estate content for your 3 Authority Content videos is key to building your name recognition, as well as trustworthiness and credibility for new leads.
Note: If you’ve already completed this step and have your 3 Authority Content videos posted, move on to the next step (filming & publishing your monthly Brand Builder video below).

Get Mortgage-Ready By Spring
“Get Mortgage-Ready by Spring” video is one of the easiest ways to attract serious buyers before the market gets crazy. You’re not just posting to “be consistent” this month, you’re creating a helpful, timely resource that builds trust fast, starts buyer conversations in your DMs, and positions you as the agent who has a plan. January is when people quietly decide they want to move, but they’re overwhelmed by mortgages, rates, credit, and where to start. This video gives them clarity, and clarity turns into leads because the next natural step is reaching out to you for a lender referral, a personalized budget chat, or a home search set-up.

Title:
Get Mortgage-Ready by Spring | City Home Buyer Tips
Description:
Ready to buy a home this spring? In this video, I’m sharing how to get mortgage-ready by spring so you can buy with confidence, get pre-approved, and avoid common first-time home buyer mistakes. We’ll cover how to know your home buying budget, improve your credit for a mortgage, organize your mortgage documents, and why a mortgage pre-approval is better than pre-qualification. If you’re planning to buy a home in [City/Area] this spring, I can help you create a simple timeline, connect you with trusted local lenders, and set up a smart home search based on your must-haves.

Instructions:
1️⃣ Pick your format (keep it simple)
Choose ONE: talking-head (face camera), voiceover with text, or a mix (talking head + quick b-roll like coffee, laptop, showing homes). Talking-head is fastest and builds trust the quickest.
2️⃣ Choose your filming spot + light
Stand in front of a bright window or face a lamp. Keep the background clean (kitchen, office, neutral wall). No fancy setup needed.
3️⃣ Record in short clips (don’t do one long take)
Film each section as a separate clip: Hook, 3–5 tips, CTA. This makes it easier to edit and reduces “ugh I messed up” moments.
4️⃣ Add on-screen text for every key point
In CapCut or Instagram, add short phrases like: “Mortgage-ready by Spring,” “Step 1: Know your numbers,” “Step 2: Clean up credit,” “Step 3: Get pre-approved.”
5️⃣ Keep it tight (35–60 seconds)
Aim for 1 hook + 3 steps + 1 CTA. If you want longer, make it a 2-part series.
6️⃣ Use a clear CTA that invites DMs
Say exactly what to do next: “Comment ‘SPRING’ and I’ll send you my checklist,” or “DM me ‘SPRING’ for the guide + lender list.”
7️⃣ Post it everywhere (don’t let it live once)
Upload as a Reel/TikTok, then reuse the same video as a YouTube Short. Post 1–2 story frames that day with a poll: “Buying this spring? Yes/Maybe.”
8️⃣ Follow up like a pro
When someone comments/DMs, reply with the guide + ask one simple question: “What month are you hoping to move?”
Suggested Script:
Feel free to personalize!
[Hook | 5–7 seconds]
“If you want to buy a home this spring, this is the one thing you need to do now so you’re not scrambling later: get mortgage-ready.”
[Set the stage | 5 seconds]
“Spring is when the market heats up, so the buyers who win are the ones who are prepared before the rush.”
[Step 1 | 10 seconds]
“Step one: know your numbers. Not just what home price you want, but what monthly payment feels comfortable and how much cash you’ll need to close.”
[Step 2 | 10 seconds]
“Step two: do a quick credit check and avoid new debt. Keep credit card balances low and don’t open new accounts or finance anything big right now.”
[Step 3 | 10 seconds]
“Step three: get your documents together and talk to a lender for pre-approval. Pre-approval is what makes you a serious buyer and helps you move fast when the right home pops up.”
[Call to Action | 8–10 seconds]
“If you want my Mortgage-Ready by Spring checklist, DM me the word ‘SPRING’ and I’ll send it to you. And if you tell me your ideal move timeline, I’ll help you map out a simple game plan.”
