New to Instagram reels? They’re an amazing way to boost your visibility in the Instagram algorithm (especially to local buyers & sellers), as well as provide value to potential clients and showcase your knowledge! 

Below, you’ll find instructions, examples and a caption for your Reel. We do not provide an actual template for the Reel because Instagram prefers that you add text and audio directly in their app, rather than upload a completely done-for-you video. Following this “Instagram’s best practices” rule ensures that your Reel gets as much reach and as many views as possible. 

There are 8 Reels below so you can post twice per week, but feel free to get creative and do more! Please be sure to change all [CITY] placeholders with your actual city name.

Instructions:

  1. Choose a 7 second video clip of a listing (with permission of the listing agent if it’s not your own listing) or a picturesque neighborhood.

Here’s your chance to show off what you love to do locally this summer! This Reel is great for local reach, meaning it’s ideal for attracting local residents and those considering moving to your city. Using the keywords and topic in this Reel will help you tell Instagram’s algorithm who to show your content to: potential local sellers and buyers!

Share 4-7 clips of your favorite things to do around town in the summer. This can be going to your favorite restaurant or coffee shop, taking walks in the park, taking your family to the community pool, or whatever else you like to do!

Instructions:

1. You have two options for the video in this Reel. 1) Choose a  7-second video clip of a your city’s downtown or another picturesque location that features one of your activity ideas. 2) Choose a 3-4 second clip of each activity idea.

2. Upload the clip(s) as a Reel. 

3. Choose a trending audio (audio that has an arrow next to it within the Reel creation area of Instagram)

4. Add text like the example – this is your “hook” to draw people in

5. Add your entire list of activity options as text at the 3-second mark in your video. Or if you chose the video option 2 (from step 1), have them appear one idea at a time with each clip that features them. For option 1, add this text:

This Reel targets home buyers and needs to spotlight a specific listing at your desired price point, but you do not need to use your own listing if you don’t have one. Whether you have listings right now or not, you should be showcasing properties on your Instagram! This is one of the absolute best ways to get both buyer and seller leads. Many agents will even go viral with this kind of Reel so be sure to include it in this month’s content line up!

The type of listing you choose is up to your discretion. You can choose a really wow-home that’s absolutely beautiful and great on video that’s at a higher price point and targets higher-end clients and seeks to go viral. Or you can choose a property that may be at a lower price point or less wow, but one that your ideal client will love, and you’ll therefore be targeting them with this video.

This kind of Reel can be a little more work but it can pay off big time! And even if you don’t go viral, you’re showing every potential client that lands on your social media profile that you’re in-demand and in-the-know in your area, and in real estate that’s golden!

Instructions:

1. Choose a 3-4 five second video clips of a listing in your city (if the listing isn’t yours, be sure to get the listing agent’s permission before you go film!)

2. Upload all of the clips as a Reel in Instagram.

You might have seen a similar trend making its way around Instagram lately, but let’s apply it to real estate! Directly call out your dream client (if you don’t know who your dream client is yet, use the free Instagram Growth Guide in our latest members-only training!)

After you call them out, you’re going to share messaging that really resonates with them – that means honing in on their goals, desires, pain points and fears. Brainstorm a short list of your dream client’s goals, desires, pain points, and fears and select 3-4 of them to include in your Reel.
