MAY INSTAGRAM REELS
New to Instagram reels? They’re an amazing way to boost your visibility in the Instagram algorithm (especially to local buyers & sellers), as well as provide value to potential clients and showcase your knowledge!
Below, you’ll find instructions, examples and a caption for your Reel. We do not provide an actual template for the Reel because Instagram prefers that you add text and audio directly in their app, rather than upload a completely done-for-you video. Following this “Instagram’s best practices” rule ensures that your Reel gets as much reach and as many views as possible.
There are 10 Reels below so you can post twice per week, but feel free to get creative and do more! Please be sure to change all [CITY] placeholders to your actual city name. And make sure to get permission to share any listings that aren’t your own!
Learn more about how to post reels here.
Note: Please always get permission from the listing agent (if that’s not you!) before filming in any homes.
4 Hidden Gem [City] Neighborhoods I’m Taking Buyers To
Strategy + Why It Works:
- Positions you as the local expert — You’re curating neighborhoods, not just listing homes.
- Creates urgency and curiosity — “Hidden gem” language makes viewers feel like they’re getting insider access, stopping the scroll.
- Attracts serious buyers — Anyone watching to the end is actively thinking about where to live.
- Highly shareable — Buyers forward this to partners and family helping them search.
- Builds a content series — Easily becomes a recurring franchise (“Vol. 2,” “Best for Families”) that keeps your audience coming back.
How to Film & Create This Reel:
1️⃣ Choose a trending audio Pick an upbeat, discovery-feeling track that’s trending on Instagram or TikTok. Save it to your favorites before filming.
2️⃣ Film 5–10 clips. Here are some ideas:
Use the example to the left for an idea of what you want it to look like.
- Hook clip: Face the camera and say something like “Nobody’s talking about these neighborhoods — but I am.”
- One clip per neighborhood: Walk or drive through each area. Capture a street, local shop, park, or standout home exterior — 5–8 seconds each.
- CTA closer: Back on camera — “DM me ‘neighborhoods’ and I’ll send you the full breakdown.”
3️⃣ Add text overlays
📍 On your phone: Do a quick rough cut in CapCut or Instagram Reels to confirm pacing before moving to Canva.
🖥️ Back at Your Desk — Building in Canva:
- Open your Canva Reel template and upload your clips via the Uploads panel.
- Drag each clip onto its corresponding slide’s video placeholder.
- Click each text box and swap in your neighborhood names and one-line hooks — don’t reposition, just retype.
- Apply your brand fonts and colors using the Brand Kit panel.
- Add your audio track under Audio or Uploads, then trim it to match your video length.
- Download via Share → Download → MP4 Video.
4️⃣ Customize your caption (see below).
5️⃣ Post and share Upload natively to Instagram for best reach. Share to your Stories right after posting for an early engagement boost.
Caption:
🏡 Real talk: everyone’s fighting over the same 3 neighborhoods right now, and I’m over here quietly taking my buyers somewhere better.
Here are 4 hidden gem neighborhoods in [City] that keep surprising my clients (in the best way):
1️⃣ [Neighborhood #1] — The vibe is “established but not discovered yet.” Tree-lined streets, solid bones on the homes, and a coffee shop that locals would probably kill me for naming. Buyers walk in skeptical and leave making offers.
2️⃣ [Neighborhood #2] — Everyone drives past it on the way to the “popular” side of town. Big mistake. You’re getting 20% more house for your money and the community actually talks to each other.
3️⃣ [Neighborhood #3] — Okay, this one’s my personal favorite. It’s having a quiet glow-up — new restaurants moving in, old homes getting loved on, and it still feels like a secret. Get in now.
4️⃣ [Neighborhood #4] — Don’t let the name fool you. Yes, it sounds unassuming. No, it’s not what you think. My last three buyers here said the same thing: “Why didn’t anyone tell me about this place sooner?”
Moral of the story? The best neighborhoods aren’t always the ones trending on TikTok. Sometimes they’re the ones your agent knows about because we actually drive these streets every day. 🚗
DM me “HIDDEN” and I’ll send you the full list with what homes are going for right now. 👀

Can’t Miss Spots in Downtown [City]

4 Reasons People Who Move to [City] Never Want to Leave

🏡 I’ve helped a LOT of people move to [City]. You know what almost none of them do? Leave. 👀
Here’s why [City] has that “I’m never going back” effect:
1️⃣ The people actually talk to you 👋 Neighbors wave. Baristas remember your order. Strangers hold the door. It sounds small until you’ve lived somewhere that doesn’t do that.
2️⃣ You get real value for your money 💰 Space, yards, square footage, walkability — whatever matters to you, your dollar stretches further here than most places people are coming from. Buyers say it every time: “Wait, THIS is the price?”
3️⃣ There’s actually stuff to do 🎶 Food scene, outdoor spots, events, weekend getaways within driving distance — you’re never bored unless you want to be. And it’s not all tourist-trap energy.
4️⃣ It feels like home faster than you’d expect 🏠 Big enough to explore for years. Small enough that you start running into familiar faces within months. That combo is rare — and it’s why people stay.
Thinking about making the move? I’d love to show you around (and probably ruin other cities for you 😅).

What I Wish Every First-Time Buyer Knew
Strategy + Why It Works:
- Establishes trust immediately — “What I wish” framing feels honest and generous, not salesy. It positions you as an advisor, not just an agent.
- Speaks directly to a massive audience — First-time buyers are always in the market and actively searching for guidance.
- Highly saveable content — Practical tips get bookmarked and rewatched, keeping you top of mind when they’re ready to act.
- Generates DMs and questions — Educational content naturally invites follow-up, giving you warm conversation starters.
How to Film & Create This Reel:
1️⃣ Choose a trending audio Look for something calm but engaging — a conversational or lo-fi track works well here. Avoid anything too hype-heavy; this Reel has an educational tone.
2️⃣ Film 5–10 clips. Here are some ideas:
Use the example to the left for an idea of what you want it to look like.
- Hook clip: On camera — “Nobody told me this when I started — so I’m telling you.” or “First-time buyer? Save this.”
- One clip per tip: Film yourself talking through each point, or use b-roll — a home walkthrough, a closing table, a contract close-up, a “SOLD” sign, a handoff of keys.
- CTA closer: Back on camera — “Have questions about buying for the first time? Drop them below or DM me — I’ve got you.”
3️⃣ Add text overlays

🔑 If I could sit down with every first-time buyer BEFORE they started the process, here’s what I’d tell them:
1️⃣ Pre-approval isn’t optional 📋 It’s step one, not step five. You need to know what you can actually afford before you fall in love with something you can’t.
2️⃣ The sticker price isn’t the full price 💸 Closing costs, inspection, appraisal, moving, immediate repairs — budget an extra 2-5% on top of your down payment. Surprises are expensive.
3️⃣ Your “dream home” probably doesn’t exist 🏡 And that’s okay. Your FIRST home isn’t your FOREVER home. It’s the one that gets you started building equity instead of paying someone else’s mortgage.
4️⃣ The market moves faster than you think ⚡ “Let me sleep on it” on a great house in a good neighborhood = someone else is writing an offer tonight. Be ready to move when it’s right.
The buyers who succeed aren’t the ones who know everything. They’re the ones who ask, trust the process, and have the right team. 🏡
First-time buyer and not sure where to start? DM me “FIRST” and I’ll walk you through it — zero pressure, zero judgment. 💌

Signs It’s Time to Finally Make the Move
Strategy + Why It Works:
- Meets buyers where they are — This speaks directly to the “almost ready” audience who just needs a nudge to act.
- Feels personal, not pushy — Framing it as “signs” makes it relatable and self-reflective rather than a sales pitch.
- Captures fence-sitters — These are often the most motivated buyers once they commit. This Reel can be the tipping point.
- Sparks comments and shares — Viewers will tag partners or friends who are in the same situation, boosting reach.
How to Film & Create This Reel:
1️⃣ Choose a trending audio Look for something motivational or with a “turning point” energy — a build-up track or an emotionally uplifting sound works great here.
2️⃣ Film 5–10 clips. Here are some ideas:
Use the example to the left for an idea of what you want it to look like.
- Hook clip: On camera — “If any of these sound familiar, it might be time.”
- One clip per sign: Talk through each one on camera, or use b-roll — a cramped apartment, a growing family moment, a “SOLD” sign, someone scrolling Zillow, a moving truck.
- CTA closer: On camera — “If you’re nodding along, let’s talk. DM me and we’ll figure out your next step.”
3️⃣ Add text overlays
📍 On your phone: Quick rough cut in CapCut or Instagram Reels to check pacing before moving to Canva.

- Add your audio under Audio or Uploads and trim to match your video length.
- Download via Share → Download → MP4 Video.
4️⃣ Customize your caption (see below).
5️⃣ Post and share Upload natively to Instagram for best reach. This one does well in Stories too — consider adding a poll sticker like “Is this you right now? Yes / Getting there.”

🏡 Not sure if it’s actually time to buy, sell, or move? Here are the signs most people ignore until they can’t anymore:
1️⃣ You’re mentally rearranging furniture that won’t fit anymore 🛋️ If you’re constantly thinking “if we just moved the couch…” — you’ve probably outgrown the space.
2️⃣ Your house feels too big (or too empty) 🏠 Kids moved out? Rooms you never step into? Paying to heat and cool space you don’t use adds up fast.
3️⃣ You’re driving further and further for the life you want 🚗 Better schools, shorter commute, closer to family, closer to the things you actually do on weekends. Location fatigue is real.
4️⃣ Life changed but your house didn’t 💍 New job. New baby. New relationship. Empty nest. Remote work. Your home should match the life you’re actually living — not the one you had five years ago.
You don’t have to have it all figured out to start the conversation. You just have to start. 🔑 Send me a DM and let’s talk about what’s next — no pressure, no commitment. Just clarity.
