NOVEMBER INSTAGRAM REELS
New to Instagram reels? They’re an amazing way to boost your visibility in the Instagram algorithm (especially to local buyers & sellers), as well as provide value to potential clients and showcase your knowledge!
Below, you’ll find instructions, examples and a caption for your Reel. We do not provide an actual template for the Reel because Instagram prefers that you add text and audio directly in their app, rather than upload a completely done-for-you video. Following this “Instagram’s best practices” rule ensures that your Reel gets as much reach and as many views as possible.
There are 10 Reels below so you can post twice per week, but feel free to get creative and do more! Please be sure to change all [CITY] placeholders to your actual city name. And make sure to get permission to share any listings that aren’t your own!
Learn more about how to post reels here.
Note: Please always get permission from the listing agent (if that’s not you!) before filming in any homes.
The Local’s Fall Guide to [City]
Strategy + Why It Works:
- Builds Local Authority: Show you know your city — not just its listings. This makes you the “go-to” local expert (aka the agent who knows the best neighborhoods and where to get the best latte).
- Boosts Engagement: People love saving and sharing local guides. It keeps your content circulating long after you post it.
- Attracts Future Clients Naturally: Locals and newcomers looking for fall things to do may not be ready to buy or sell yet — but you’ll be top-of-mind when they are.
- Easy to Repurpose: You can reuse this same format every season — “Spring in [City],” “Summer in [City],” etc.
How to Film & Create This Reel:
1️⃣ Choose a Trending Audio
- Go to Reels > scroll your feed > look for the small arrow next to the sound (that means it’s trending).
- Pick something upbeat and cozy (fall acoustic, coffee shop vibes, or mellow pop).
- Keep it light and inviting — no talking audio needed if you plan to use text overlays.
2️⃣ Film 5–10 Short Clips (2–3 seconds each)
Here are some easy ideas to mix in:
🍂 Walking down a street with colorful fall leaves.
☕ Pouring coffee or grabbing a latte from your favorite local café.
🥧 A bakery display or local dessert.
🏞️ A park, trail, or scenic overlook with fall colors.
🛍️ A local boutique or farmers’ market.
📸 A cozy corner in your home or office (bonus: hold a mug or pumpkin!).
🏡 Optional: a quick exterior clip of a charming neighborhood home.
Tip: Capture vertical video, keep clips short, and film in natural light for the best results.
3️⃣ Add Text Overlays (keep them short + clear)
Suggested text slides:
🍁 The Local’s Fall Guide to [City]”
“1️⃣ [Local spot name] — best place for pumpkin lattes ☕”
“2️⃣ [Local park] — perfect for leaf peeping walks 🍂”
“3️⃣ [Local market or event] — don’t miss it this month!”
End with: “Save this for your next fall weekend! 👇”
4️⃣ Customize Your Caption (see below)
5️⃣ Post + Share
- Post it to Reels, then also share it to your Stories with a “Save this for later 🍁” sticker.
- Tag the local businesses you featured — they’ll often repost you (instant reach boost).
• • Optional: Pin it to your profile for the month so anyone visiting your page sees it first.

3 Homes With Incredible Fall Views
Strategy + Why It Works:
- Showcases lifestyle, not just specs: View + vibe > square footage. This is what stops the scroll.
- Positions you as a neighborhood scout: You know the streets, elevations, and pockets with the best foliage.
- Generates qualified inquiries: People who save/share this are often active buyers moving soon.
- Creates evergreen assets: Repurpose for winter views/sunsets/spring blooms later.
- Plays nicely with the algorithm: Short clips, trending audio, and “Save to plan your tour” CTA boost distribution.
How to Film & Create This Reel:
1️⃣ Choose a trending audio
- In Reels, look for sounds with the tiny arrow (trending).
- Pick mellow/acoustic or cozy lo-fi that fits fall vibes.
- Aim for 12–20 seconds total — perfect for 3 quick features.
2️⃣ Film 5–10 clips. Here are some ideas:
- Exterior wide shot of each home with trees/leaves moving.
- Porch or balcony looking out to color-heavy trees.
- Through-the-window shot from living room/primary bedroom.
- Street drive-by (slow pan) showing canopy roads.
- Nearby overlook/park that buyers would enjoy within 5 minutes.
- Detail shot: steam rising from a mug on the porch rail, blanket on an Adirondack chair, boots by the door.
- Map screenshot (quick B-roll) zooming into the pocket/area (blur exact address unless it’s your listing).
- Pro tips: vertical video, 2–3 sec per clip, natural light, slow pans, lock exposure by long-pressing on iPhone.
Compliance note: If any home isn’t your listing, get permission and credit the listing brokerage in the caption per MLS rules. Avoid showing the address if permission is limited.
3️⃣ Add text overlays (short + punchy; 0.8–1.2s per line)
- Cover slide: “3 Homes With Incredible Fall Views 🍁”
- For each home:
- “Home #1 — [Neighborhood/Area]”
- “Sunset porch + treetop views” (or “Panoramic park canopy”)
- “List price: [$$$] • [beds/baths]” (optional if it’s your listing)
- Final slide: “Save this for your weekend tour 👇 DM ‘FALL’ for details”
4️⃣ Customize your caption (see below)
5️⃣ Post and share
- Post to Reels, then share to Stories with a “Save for later 🍁” sticker + a DM ‘FALL’ prompt.

[City] Autumn Activities
Strategy + Why It Works:
- Positions you as the local expert: Bite-size stats build trust fast and make you the go-to for clarity.
- Timely + save-worthy: Seasonal market snapshots get saved and shared (algorithm fuel).
- Buyer and seller hooks: Stats like Days on Market and Months of Supply speak to both sides.
- Short form, big impact: 15–25 seconds lets you post consistently without production headaches.
- Lead gen CTA built-in: A clear “DM ‘REPORT’” or link-in-bio drives conversations and list growth.
How to Film & Create This Reel:
1️⃣ Choose a trending audio
- In Reels, pick a sound with the small arrow icon (trending).
- Aim for chill lo-fi or acoustic that matches the “snapshot” vibe.

2️⃣ Film 5–10 clips. Here are some ideas:
- You on camera (waist-up) saying “Fall Market Snapshot in [City].”
- Over-the-shoulder shot of you scrolling MLS (blur specifics), or tapping a chart on iPad.

- Close-up: your laptop screen with a graph (use Canva/Numbers), a coffee mug + printed stat sheet.
- Quick pan of a for-sale sign or open house balloons (no address visible).
- Optional: map zoom of [City] area (no exact addresses).
Tip: 2–3 seconds per clip, vertical, steady (tripod), natural light.
Compliance: If any listing footage is not yours, avoid address/identifying details and follow local/MLS credit rules.

Cooler temps and cozier weekends mean buyers are craving homes that feel like fall.
Here are the top features catching their eye right now 👇
1️⃣ Outdoor Spaces Built for Sweater Weather
Think fire pits, covered patios, string lights, and cozy seating — buyers love imagining those crisp fall nights at home.
2️⃣ Warm, Inviting Interiors
Natural light, neutral tones, and cozy textures make a big difference.
Homes that feel lived-in (but styled) always photograph and show better.
3️⃣ Energy Efficiency & Comfort
As the weather cools, things like newer windows, updated HVAC, and good insulation move way up the priority list.
✨ Bonus Tip:
Little details like candles, throws, and fall scents can help buyers connect emotionally — it’s all about creating that “I can see myself here” moment.

- Neighborhood expertise: Proves you know the blocks, parks, cafés, and street vibes that sell lifestyle.

How to Film & Create This Reel:

- Street canopy shot: tree-lined block with leaves falling.

There’s just something special about fall in [City]. The air’s crisp, the trees turn golden, and every neighborhood feels a little cozier.
It’s also one of my favorite seasons to sell homes — here’s why 👇
1️⃣ Curb appeal is effortless.
Those colorful trees and front porch pumpkins? They do half the marketing for you.
2️⃣ Buyers are serious.
Fall buyers aren’t just browsing — they’re looking to settle in before the holidays or lock in a move before winter.
3️⃣ Homes feel warm and inviting.
A crackling fire, soft lighting, and a few seasonal touches help buyers feel at home instantly.
4️⃣ Less competition.
With fewer listings on the market, your home stands out — big time.
🍁 Something about selling in the fall just feels more personal — cozy open houses, genuine buyers, and homes showing off their best side.
Thinking about making a move this season?
DM me and I’ll send you a quick list of what homes are available right now — and how to make the most of this fall real estate market. 🏡✨

What Home Appraisers Notice in the Fall
Strategy + Why It Works:
- Answers a high-stakes question: Appraisals affect deals. Practical tips = instant credibility.
- Seasonal specificity = authority: Fall issues (leaves, drafts, heating) show you know what actually happens now.
- Seller + buyer relevance: Sellers prep smarter; buyers understand value drivers.
- Short, save-worthy format: Quick checklist style encourages saves/shares and DMs for help.
- Lead magnet bridge: Easy CTA to your pre-listing checklist or prep guide.
How to Film & Create This Reel:
1️⃣ Choose a trending audio
- Pick calm lo-fi/acoustic (12–20s).
- If using voiceover, lower music to ~10–15% in edit.
2️⃣ Film 5–10 clips. Here are some ideas:
- Exterior: gutters with leaves, downspout close-up.
- Windows/doors: show light at the edges (draft demo with tissue or candle unlit moving).
- Thermostat/HVAC filter: quick swap shot.
- Roofline/soffits: quick pan (from ground).
- Attic hatch or insulation roll (safe, brief B-roll).
- Water spots by ceiling/window trim (if any—use generic stock or your own staged example).
- Driveway/walkway: wet leaves or minor settling cracks.
- Curb appeal: tidy porch, raked yard, fall planters.
Pro tips: Vertical, 2–3s clips, natural light, slow pans. Avoid showing other agents’ listings/interiors without permission.
3️⃣ Add text overlays (keep each on screen ~1s)
- Cover: “What Appraisers Notice in the Fall 🍁”
- Point 1: Gutters & drainage (clogs = moisture risk)
- Point 2: Roof condition (missing shingles/edges)
- Point 3: Drafty windows/doors (weatherstrip/caulk)
- Point 4: HVAC ready? (clean filter, recent service)
- Point 5: Moisture signs (stains near windows/ceilings)
- Point 6 (optional): Trip hazards (wet leaves/settling)
- Final CTA: “Save this • DM ‘APPRAISAL’ for my prep checklist”
4️⃣ Customize your caption (see below)
5️⃣ Post and share
- Use the sharpest exterior clip as the cover with “Appraisers Notice This in Fall.”
- Share to Stories with “Save for later 🍁” + a Question sticker: “Want the prep checklist?”
Caption:
If you’re selling (or refinancing!) this season, here’s the truth: appraisers see everything. 👀
And while they’re not there to judge your pumpkin decor, fall brings a few unique details that can impact your home’s value — for better or worse.
Here’s what they’re looking at right now 👇
1️⃣ Curb appeal + maintenance
Leaves, gutters, and yard cleanup matter. A tidy exterior signals a well-cared-for home — and that always helps value.
2️⃣ Roof + drainage
Appraisers notice signs of wear after summer storms or clogged gutters that could cause water issues come winter.
3️⃣ Heating + insulation
As temps drop, systems get tested. A warm, energy-efficient home is a plus (bonus points for recent HVAC service).
4️⃣ Windows + doors
Drafts, cracked seals, or missing weatherstripping? Appraisers catch that stuff instantly.
5️⃣ Seasonal upkeep
Simple things like replacing filters, checking smoke detectors, and fresh paint touch-ups show pride of ownership — and that goes a long way.
💡 Bottom line: Keeping up with fall maintenance not only makes your home feel cozier — it also helps it appraise stronger when it counts.

Reasons I Regret Being a Homeowner
Strategy + Why It Works:
- Pattern interrupt: “Regret” grabs attention in a feed full of glossy before/afters. Viewers stay to hear why.
- Builds trust: You’re honest about real costs/tradeoffs and offer fixes—positioning you as a straight-shooter, not a cheerleader.
- Educates both sides: Great for renters on the fence and owners considering selling or refinancing.
- DM magnet: Clear solutions (“DM ‘CHECKLIST’”) convert curiosity into leads.
- Repurpose ready: Split into a carousel (“3 homeowner regrets”) or longform YouTube later.
How to Film & Create This Reel:
1️⃣ Choose a trending audio
- Pick a subtle lo-fi/beat with the trending arrow (12–20s).
- If doing a quick voiceover, lower music to ~10–15% in editing.
2️⃣ Film 5–10 clips. Here are some ideas:
- You at a kitchen table with bills/spreadsheet (no sensitive info).
- Close-up of a dripping faucet/HVAC filter/gutter leaves (common upkeep).
- Quick pan of a cluttered garage or storage boxes (space regrets).
- A calendar shot (property tax due / unexpected contractor delays).
- Neighborhood B-roll (great location but traffic/HOA notice on door—generic).
- You giving a thumbs-down → then thumbs-up (pivot to solutions).
Pro tips: Vertical 9:16, 2–3s per clip, natural light, slow pans, tidy background.
3️⃣ Add text overlays (punchy; ~1s each)
- Cover: “Reasons I Regret Being a Homeowner in [City]”
- Regret 1: Underestimated maintenance (HVAC, roof, gutters)
- Regret 2: No emergency fund (surprise repairs = stress)
- Regret 3: Bought for “now,” not 3–5 yrs (space/layout)
- Regret 4 (optional): Ignored commute/HOA rules
- Pivot slide: Here’s how to avoid it 👇
- Solution bullets (fast cuts): Pre-buy inspection focus | 6-mo repair fund | Future-fit floor plan
- Final CTA: “Save this • DM ‘CHECKLIST’ for my Homeowner Prep Guide”
4️⃣ Customize your caption (see below)
5️⃣ Post and share
- Choose the “bills/spreadsheet” or “dripping faucet” clip as the cover with the title text.
- Share to Stories with a “Save for later” sticker + Question sticker: “Want the prep checklist?”
Caption:
Okay, hear me out — being a homeowner is amazing, but it definitely comes with a few “no one warned me about this” moments 😂
Here are my top “regrets”:
1️⃣ I have too much pride in my lawn.
Who knew I’d be this person? Suddenly I’m judging my grass like it’s a competition. 🌱
2️⃣ Weekend projects never end.
“Let’s just paint this one wall” → somehow becomes a full-blown remodel.
3️⃣ I can’t stop browsing Zillow.
Even when I love my house, I’m still curious what’s out there. (Once an agent, always an agent 👀)
But honestly? The freedom, stability, and pride of owning your own place makes every little quirk worth it.
If you’re ready for your own “no regrets (well… maybe just one trip to Home Depot too many)” moment — send me a DM and I’ll help you get started. 🏡
