NOVEMBER INSTAGRAM REELS

New to Instagram reels? They’re an amazing way to boost your visibility in the Instagram algorithm (especially to local buyers & sellers), as well as provide value to potential clients and showcase your knowledge!

Below, you’ll find instructions, examples and a caption for your Reel. We do not provide an actual template for the Reel because Instagram prefers that you add text and audio directly in their app, rather than upload a completely done-for-you video. Following this “Instagram’s best practices” rule ensures that your Reel gets as much reach and as many views as possible.

There are 10 Reels below so you can post twice per week, but feel free to get creative and do more! Please be sure to change all [CITY] placeholders to your actual city name. And make sure to get permission to share any listings that aren’t your own!

Learn more about how to post reels here.

Note: Please always get permission from the listing agent (if that’s not you!) before filming in any homes.

The Local’s Fall Guide to [City]

Strategy + Why It Works:
  • Builds Local Authority: Show you know your city — not just its listings. This makes you the “go-to” local expert (aka the agent who knows the best neighborhoods and where to get the best latte).
  • Boosts Engagement: People love saving and sharing local guides. It keeps your content circulating long after you post it.
  • Attracts Future Clients Naturally: Locals and newcomers looking for fall things to do may not be ready to buy or sell yet — but you’ll be top-of-mind when they are.
  • Easy to Repurpose: You can reuse this same format every season — “Spring in [City],” “Summer in [City],” etc.
  •

How to Film & Create This Reel:

1️⃣ Choose a Trending Audio

  • Go to Reels > scroll your feed > look for the small arrow next to the sound (that means it’s trending).
  • Pick something upbeat and cozy (fall acoustic, coffee shop vibes, or mellow pop).
  • Keep it light and inviting — no talking audio needed if you plan to use text overlays.

2️⃣ Film 5–10 Short Clips (2–3 seconds each)
Here are some easy ideas to mix in:

🍂 Walking down a street with colorful fall leaves.

☕ Pouring coffee or grabbing a latte from your favorite local café.

🥧 A bakery display or local dessert.

🏞️ A park, trail, or scenic overlook with fall colors.

🛍️ A local boutique or farmers’ market.

📸 A cozy corner in your home or office (bonus: hold a mug or pumpkin!).

🏡 Optional: a quick exterior clip of a charming neighborhood home.

Tip: Capture vertical video, keep clips short, and film in natural light for the best results.

3️⃣ Add Text Overlays (keep them short + clear)
Suggested text slides:

🍁 The Local’s Fall Guide to [City]”

“1️⃣ [Local spot name] — best place for pumpkin lattes ☕”

“2️⃣ [Local park] — perfect for leaf peeping walks 🍂”

“3️⃣ [Local market or event] — don’t miss it this month!”

End with: “Save this for your next fall weekend! 👇”

4️⃣ Customize Your Caption (see below)

5️⃣ Post + Share

  • Post it to Reels, then also share it to your Stories with a “Save this for later 🍁” sticker.
  • Tag the local businesses you featured — they’ll often repost you (instant reach boost).

• • Optional: Pin it to your profile for the month so anyone visiting your page sees it first.

3 Homes With Incredible Fall Views

Strategy + Why It Works:
  • Showcases lifestyle, not just specs: View + vibe > square footage. This is what stops the scroll.
  • Positions you as a neighborhood scout: You know the streets, elevations, and pockets with the best foliage.
  • Generates qualified inquiries: People who save/share this are often active buyers moving soon.
  • Creates evergreen assets: Repurpose for winter views/sunsets/spring blooms later.
  • Plays nicely with the algorithm: Short clips, trending audio, and “Save to plan your tour” CTA boost distribution.

How to Film & Create This Reel:

1️⃣ Choose a trending audio

  • In Reels, look for sounds with the tiny arrow (trending).
  • Pick mellow/acoustic or cozy lo-fi that fits fall vibes.
  • Aim for 12–20 seconds total — perfect for 3 quick features.

2️⃣ Film 5–10 clips. Here are some ideas:

  • Exterior wide shot of each home with trees/leaves moving.
  • Porch or balcony looking out to color-heavy trees.
  • Through-the-window shot from living room/primary bedroom.
  • Street drive-by (slow pan) showing canopy roads.
  • Nearby overlook/park that buyers would enjoy within 5 minutes.
  • Detail shot: steam rising from a mug on the porch rail, blanket on an Adirondack chair, boots by the door.
  • Map screenshot (quick B-roll) zooming into the pocket/area (blur exact address unless it’s your listing).
  • Pro tips: vertical video, 2–3 sec per clip, natural light, slow pans, lock exposure by long-pressing on iPhone.

Compliance note: If any home isn’t your listing, get permission and credit the listing brokerage in the caption per MLS rules. Avoid showing the address if permission is limited.

3️⃣ Add text overlays (short + punchy; 0.8–1.2s per line)

  • Cover slide: “3 Homes With Incredible Fall Views 🍁”
  • For each home:
    • “Home #1 — [Neighborhood/Area]”
    • “Sunset porch + treetop views” (or “Panoramic park canopy”)
    • “List price: [$$$] • [beds/baths]” (optional if it’s your listing)
  • Final slide: “Save this for your weekend tour 👇 DM ‘FALL’ for details”

4️⃣ Customize your caption (see below)

5️⃣ Post and share

  • Post to Reels, then share to Stories with a “Save for later 🍁” sticker + a DM ‘FALL’ prompt.
  • Tag neighborhoods/parks or the listing agent/brokerage if not your listing.
  • Pin the Reel to your profile for the month.

If golden leaves, crisp mornings, and cozy evenings are your vibe — these listings are it. 😍

Here are three homes I’m obsessed with right now (and yes, the views are even better in person):

1️⃣ [Address or Neighborhood #1] – Floor-to-ceiling windows overlooking a tree-lined backyard. Pure fall magic. 🍁
2️⃣ [Address or Neighborhood #2] – Wraparound porch + mountain backdrop = your morning coffee spot forever. ☕️
3️⃣ [Address or Neighborhood #3] – Big yard, tall trees, and sunset views that make every evening feel like a postcard. 🌅

Whether you want city views, wooded trails, or lake reflections — fall in [City] is showing off right now.

💬 DM me “FALL VIEWS” and I’ll send you photos + details on these (and a few more that didn’t fit here 😉).

[City] Autumn Activities

Strategy + Why It Works:
  • Positions you as the local expert: Bite-size stats build trust fast and make you the go-to for clarity.
  • Timely + save-worthy: Seasonal market snapshots get saved and shared (algorithm fuel).
  • Buyer and seller hooks: Stats like Days on Market and Months of Supply speak to both sides.
  • Short form, big impact: 15–25 seconds lets you post consistently without production headaches.
  • Lead gen CTA built-in: A clear “DM ‘REPORT’” or link-in-bio drives conversations and list growth.

How to Film & Create This Reel:

1️⃣ Choose a trending audio

  • In Reels, pick a sound with the small arrow icon (trending).
  • Aim for chill lo-fi or acoustic that matches the “snapshot” vibe.
  • Target 15–25 seconds total.

2️⃣ Film 5–10 clips. Here are some ideas:

  • You on camera (waist-up) saying “Fall Market Snapshot in [City].”
  • Over-the-shoulder shot of you scrolling MLS (blur specifics), or tapping a chart on iPad.
  • B-roll: main street with fall leaves, a neighborhood sign, porch with pumpkins, café exterior.
  • Close-up: your laptop screen with a graph (use Canva/Numbers), a coffee mug + printed stat sheet.
  • Quick pan of a for-sale sign or open house balloons (no address visible).
  • Optional: map zoom of [City] area (no exact addresses).
Tip: 2–3 seconds per clip, vertical, steady (tripod), natural light.
Compliance: If any listing footage is not yours, avoid address/identifying details and follow local/MLS credit rules.

3️⃣ Add text overlays
Keep them ultra short (0.8–1.2s each). Suggested sequence:

  • Cover: “[City] Fall Market Snapshot 🍁”
  • Slide 1: Median Price: $[X] (Up/Down [Y]% YoY)
  • Slide 2: Days on Market: [#]
  • Slide 3: Months of Supply: [#] (Buyer/Seller/Balanced?)
  • Slide 4: New Listings: [#] | Pending: [#] (optional)
  • Slide 5: What it means: “Sellers: [quick note] | Buyers: [quick note]”
  • Final CTA: “Save this • DM ‘REPORT’ for your neighborhood stats”

4️⃣ Customize your caption (see below)

5️⃣ Post and share

  • Choose the strongest clip as the cover image with text “Fall Market Snapshot.”
  • Post to Reels, then share to Stories with a “Save for later 🍁” sticker + add a Question sticker: “Want your neighborhood stats?”

It’s that time of year — pumpkin spice, cozy sweaters… and a fresh look at what’s happening in the local real estate market! 👀

Here’s the quick rundown ⬇️

🏡 Average Home Price: [Insert stat or % change]
📈 Market Trend: [Up/Down/Steady — and what that means for buyers/sellers]
📆 Days on Market: [Insert number or range]
💰 Inventory: [Tight / Balanced / Growing — give context]

💬 What it means for you:
👉 Buyers: Fall is full of opportunity — fewer competing offers and sellers ready to negotiate before the holidays.
👉 Sellers: Serious buyers are still out there (and less competition means your home stands out).

Overall? [City]’s market is [insert your quick takeaway — e.g., “holding steady,” “picking back up,” “shifting slightly toward buyers”] as we head into the colder months.

3 Fall Features [City] Buyers Are Looking For

Strategy + Why It Works:
  • Positions you as a trends translator: You’re not just showing homes—you’re explaining what buyers want right now in [City].
  • Seller & buyer appeal: Sellers learn which updates matter; buyers feel seen (and DM you for listings with these features).
  • Saveable, shareable format: “Top 3” lists get saved, shared to Stories, and sent to partners—organic reach booster.
  • Conversation starter: Clear CTA (“DM FALL”) turns views into inquiries about specific homes or upgrades.
  • Easy to repeat monthly: Swap in winter/spring features later for a consistent series.

How to Film & Create This Reel:

1️⃣ Choose a trending audio

  • In Reels, pick a sound with the small arrow (trending).
  • Cozy lo-fi or light acoustic works great for fall.
  • Aim for 12–20 seconds total.

2️⃣ Film 5–10 clips. Here are some ideas:

  • Feature 1 (e.g., Fireplace / Outdoor Fire Pit):
    • Close-up of a gas fireplace turning on (or candles if no live flame).
    • Seating vignette with throw blanket + stacked wood.
  • Feature 2 (e.g., Covered Outdoor Space):
    • Deck or porch with leaves in frame; a slow pan of a backyard with trees.
    • Coffee mug steam shot on the railing.
  • Feature 3 (e.g., Mudroom / Storage / Entry Drop Zone):
    • Hooks, cubbies, boot tray, baskets—quick before/after if you have it.
  • Extra B-roll options:
    • Window view of colorful trees, pendant lighting over an island, warm under-cabinet lights, front door with seasonal wreath, neighborhood canopy street.
  • Pro tips: Shoot vertical, 2–3s per clip, natural light, slow movement. Lock exposure on iPhone (long press) to avoid flicker.

3️⃣ Add text overlays (keep them short, high-contrast)

  • Cover: “3 Fall Features [City] Buyers Want 🍁”
  • Slide 1: 1) Cozy fireplace / fire pit (“Instant hygge, big buyer magnet”)
  • Slide 2: 2) Covered outdoor hangout (“Use the yard longer”)
  • Slide 3: 3) Mudroom or smart storage (“Tidy entry = calmer home”)
  • Final CTA: “Save this • DM ‘FALL’ for listings w/ these features”

4️⃣ Customize your caption (see below)

5️⃣ Post and share

  • Choose the best fireplace/porch clip as your cover image with the title text.
  • Post to Reels, then share to Stories with “Save for later 🍁” and a Questions sticker: “Which feature is your must-have?”
  • Tag neighborhoods or local vendors (fireplace shops, deck builders) for reshares.

Caption:

Cooler temps and cozier weekends mean buyers are craving homes that feel like fall.
Here are the top features catching their eye right now 👇

1️⃣ Outdoor Spaces Built for Sweater Weather
Think fire pits, covered patios, string lights, and cozy seating — buyers love imagining those crisp fall nights at home.

2️⃣ Warm, Inviting Interiors
Natural light, neutral tones, and cozy textures make a big difference.
Homes that feel lived-in (but styled) always photograph and show better.

3️⃣ Energy Efficiency & Comfort
As the weather cools, things like newer windows, updated HVAC, and good insulation move way up the priority list.

✨ Bonus Tip:
Little details like candles, throws, and fall scents can help buyers connect emotionally — it’s all about creating that “I can see myself here” moment.

Why I Love Selling City Homes in the Fall

Strategy + Why It Works:
  • Human > billboard: Personal POV builds trust and likeability faster than generic stats.
  • Seasonal relevance: Fall is peak “cozy city” content—easy saves, shares, and comments.
  • Seller magnet: Subtly showcases why now is a great time to list (lighting, serious buyers, lower competition).
  • Neighborhood expertise: Proves you know the blocks, parks, cafés, and street vibes that sell lifestyle.
  • Repurpose-ready: Clip it into Stories, add to a listing presentation, or reuse next year with fresh B-roll.

How to Film & Create This Reel:

1️⃣ Choose a trending audio

  • In Reels, pick a sound with the arrow icon (trending).
  • Aim for warm lo-fi/acoustic that fits cozy fall city vibes (12–20s total).
  • If you plan to voiceover, lower the music to ~10–15% in editing.

2️⃣ Film 5–10 clips. Here are some ideas:

  • Street canopy shot: tree-lined block with leaves falling.
  • Brownstone/condo entry: steps, planters, pumpkins.
  • Window light: golden hour shining into a living room.
  • Balcony/roof deck: skyline + foliage in the distance.
  • Local café: steam from a latte, pastry case.
  • Park cutaway: kids/dogs/leaves (avoid faces if possible).
  • Neighborhood sign / mural: quick 1–2 sec pan.
  • Listing detail: fireplace, warm pendant lights, wood floors.
Pro tips: 2–3 sec per clip, vertical, natural light, slow pans. Lock exposure (long-press on iPhone). Blur addresses if it’s not your listing; follow MLS rules.

3️⃣ Add text overlays (short, punchy; 0.8–1.2s each)

  • Cover: “Why I Love Selling [City] Homes in the Fall 🍁”
  • Point 1: Golden hour makes every room glow
  • Point 2: Serious buyers = smoother deals
  • Point 3: Neighborhoods feel extra cozy (hello, cafés + parks)
  • Optional: Lower competition = more attention on your listing
  • Final CTA: “Thinking about listing? DM ‘FALL’ for a game plan”

4️⃣ Customize your caption (see below)

5️⃣ Post and share

  • Choose the best golden-hour clip as your cover with text “Selling [City] in the Fall.”
  • Share to Stories with a “Save for later 🍁” sticker + Questions sticker: “Thinking about selling before the New Year?”

Caption:

There’s just something special about fall in [City]. The air’s crisp, the trees turn golden, and every neighborhood feels a little cozier.

It’s also one of my favorite seasons to sell homes — here’s why 👇

1️⃣ Curb appeal is effortless.
Those colorful trees and front porch pumpkins? They do half the marketing for you.

2️⃣ Buyers are serious.
Fall buyers aren’t just browsing — they’re looking to settle in before the holidays or lock in a move before winter.

3️⃣ Homes feel warm and inviting.
A crackling fire, soft lighting, and a few seasonal touches help buyers feel at home instantly.

4️⃣ Less competition.
With fewer listings on the market, your home stands out — big time.

🍁 Something about selling in the fall just feels more personal — cozy open houses, genuine buyers, and homes showing off their best side.

Thinking about making a move this season?

DM me and I’ll send you a quick list of what homes are available right now — and how to make the most of this fall real estate market. 🏡✨
